“Micah Solomon, Listing Agent in Asheville, NC, uses CPO on virtually all of his listings.
“I have over 20 years of real estate experience and began using the CPO approach about a year ago. Since then, the vast majority of my listings are Allstar Certified Pre-Owned, and I just can’t imagine going back to the ‘old way.’
At first, Sellers are surprised at the thought of having to ‘do work’ and make a small investment, ‘upfront’. When I explain this preparation will likely save them time, stress and money, it makes perfect sense. In fact, when I explain that having an appraisal can save them thousands of dollars when we’re negotiating the contract, it usually makes a lot of sense.
Having an appraisal is like having boxing gloves on when going into the “negotiating ring!” Having a pre-inspection can (again) save a lot of money in repair requests, and even prevent a contract from falling apart, in the end. That it’s such a relatively minor expense (early on) yet yields so much benefit (later) literally makes it a no-brainer! Try this, even once - you’ll never want to do it the old-fashioned way again.”

“Mark Ramsey, Bold Coach for Keller Williams, uses the CPO approach.
There is significant value in the CPO system, which creates multiple value propositions to the Seller. It all begins with what nearly every Seller wants - to maximize the amount of money they get from the sale. To do this, we must entice the Buyers to see the property as the best value of all the options they have at the time. CPO does this in several ways. With all of these value items explained to the Seller at the listing appointment, it becomes obvious to them that the CPO system provides multiple benefits to them. -Therein lies the ultimate value proposition!
